The New Home Company Schedules Earnings Conference Call for the 2023 First Quarter

After a successful start to sales, the award-winning builder will debut six model homes on Saturday, March 11 at Ellis and Monroe.
SOUTH CORONA, Calif. (March 6, 2023) – After a successful start to sales for its next two residential collections at Bedford in South Corona, California., New Home Co. today announced the debut of six model homes at Ellis and Monroe in the gated master-planned community. A grand opening celebration will take place on Saturday, March 11.
Ellis is a neighborhood of 78 two-story, detached residences with spacious floorplans ranging from 1,730 to 2,013 square feet with up to three bedrooms, two and one-half baths, two-car garage and private rear yard. Prices begin in the mid $600,000s.
Monroe features 66 two-story detached homes ranging from 1,826 to 2,175 square feet with up to four bedrooms, three baths, two-car garage, driveway and private rear yard. Select plans feature a loft or bonus room and downstairs bedroom. Prices begin in the high $600,000s.

New Home Co. Adds Two Neighborhoods to Bedford in South Corona, California

Less than three years after its founding, Hamilton Thomas Homes is now part of Irvine, California-based New Home Co. Irvine, California-based New Home Co. has acquired Hamilton Thomas Homes, a relatively new company out of Katy, for its first entry into the Texas market.
Hamilton Thomas owns about 150 lots in three Houston-area communities and about 100 lots in two Austin communities. It has the right to buy an additional 1,700 lots across nine different planned Austin communities and is negotiating purchases of another 1,300 in Houston, said John Bohnen, formerly CEO of Hamilton Thomas and now Houston regional president at New Home Co.
Real estate veteran Jennifer Keller founded Hamilton Thomas Homes in March 2021 and broke ground the same year on homes in the first of three Land Tejas master-planned communities where it currently owns lots: Balmoral, Marvida and Sunterra.
The company has since closed on 30 homes in those communities, Bohnen said. It has about 50 homes under construction, including in Blake Magee Co.’s 6 Creeks at Waterridge and Prominence Homes’ The Porch at Du Pre in Kyle and Buda, respectively, outside Austin.
The homes range from 1,700 to 4,000 square feet and are priced from the $350,000s to the $800,000s.
Bohnen joined Hamilton Thomas as its CEO earlier this year from Taylor Morrison Homes. He said after raising funds and seeing additional growth opportunities in Houston and Austin, the company decided to join New Home Co., which is controlled by funds of New York City-based private equity firm Apollo Global Management Inc. (NYSE: APO). Financial terms of the deal were not disclosed.
New Home Co. is headed by Matthew Zaist, someone with whom both Bohnen and Keller have a working history.
“Given their balance sheet and desire to aggressively grow and eventually be a top-15 homebuilder in the U.S., it just made a lot of sense in regards to teaming up with people with like minds and having an excellent capital partner to allow us to grow,” Bohnen said. “(It) was a win-win for everyone.”
New Home’s expansion into Texas comes a few months after it opened divisions in Oregon and Washington state. The company also operates in California, Arizona and Colorado.
“We are thrilled to announce that we are bringing the New Home Co. brand to Texas,” Zaist said in a statement. “With Houston and Austin, we are entering the second and fourth largest homebuilding markets in the nation, both of which feature dynamic, robust and growing job bases fueled by diversified industries, including manufacturing, healthcare, technology, trade and energy.”
Hamilton Thomas’ entire team is moving over to New Home, and the company is looking to hire more people as its Texas portfolio is growing, Bohnen said.
The combined company could enter other Texas markets in the near future, including the Dallas-Fort Worth and San Antonio areas, Bohnen added.
In addition to building homes in other developers’ communities, the team is looking for land to develop its own master-planned communities.
“We’re looking to aggressively buy land and lots in both Austin and Houston markets,” Bohnen said. “And (we) have a strong balance sheet and are able to move quickly and get creative in regards to growing our footprints.”

In a one-to-one conversation with The Builder&#8217;s Daily, New Home Company president and CEO Matthew Zaist discusses the deal to acquire Katy, TX-based Hamilton Thomas Homes, and the roadmap beyond.

New Home&#8217;s Texas foray comes as the nation&#8217;s homebuilding business community loudly hums with M&amp;A activity, on pace to equal or eclipse the deal flow and market concentration of any 36 months in recent memory.
The confluence of three forces drives M&amp;A&#8217;s motivations and pick-up in momentum:
(1) Large strategics – publics, large privates, non-U.S.-based strategic portfolio owners, and Clayton Homes – race for market share, exposure to key customer segments, and penetration in emerging faster-growth local economies;
(2) smaller, mostly bank-lending financed private operators are feeling the pinch of more and more expensive and hard-to-access private capital, and
(3) a post-pandemic acceleration of America&#8217;s new geography of retirement, work-life balance, and cost-of-living management.
New Home Company – which Apollo took private with its 2021 acquisition – started up and went public in 2013 with a big, bold national footprint ambition to rank one-day as a top-15 ranked national builder, operating in 20 or more of the United States&#8217; most-active new-home real estate markets.
That strategy remains in place, and New Home Co. may now have its Apollo stakeholders&#8217; green light and financial war chest to play more aggressively for that growth. Smaller private operators have begun to feel hints of duress, and others – while they&#8217;re not in do-or-die mode – feel &#8220;capital-constrained&#8221; from carrying forward their potential growth in their markets. Having expanded organically in the past 12 months to Oregon and Washington state, New Home Co. – with Apollo&#8217;s war chest backing it – may likely be looking for M&amp;A expansion into the Southeast, and Florida and other markets with strong organic and in-migration fueled economies.
In Hamilton Thomas Homes, currently operating three actively selling communities in the Houston area and immediate-future plans to start selling in two Austin neighborhoods, New Home Co. has matched with both assets and capability that suggest that New Home and Apollo strategists believe they&#8217;re investing into strong near- and mid-term growth and scale-up opportunity in two or more of the nation&#8217;s top-five fastest growing markets.

We talked today with New Home Co. President and CEO Matthew Zaist on the company&#8217;s first M&amp;A deal, and where it fits into a roadmap slightly altered from a timing standpoint due to the turbulence of the post-pandemic period, but essentially what it&#8217;s been all along: Building a top-15 national homebuilding enterprise with a sustainable investment model that generates value to homebuyers and profit to its owner-stakeholders.
One day, perhaps not for the next three to five years, we may see New Home Company back on deck to go public, a move that many would regard as logical for an operating company owned by a large private equity player. Until then, however, New Home gets to operate as a more entrepreneurial entity and build itself into a national powerhouse without some of the encumbrances of public company reporting and quarter-to-quarter challenges.

<blockquote>&#8220;Hamilton Thomas designs great houses, and they&#8217;re currently in a segment of the market that&#8217;s probably a bit less interest rate-sensitive than others. However, our goals and John and Jennifer&#8217;s goals are to offer opportunities for people at a variety of different price points, similar to New Home&#8217;s operating strategy which is more of a Main Street and Main approach to where we want to play within each MSA that we operate in. Even when we&#8217;re trying to appeal to a first-time homebuyer, it&#8217;s not going to be about the lowest-cost housing solution. It&#8217;s finding really good land opportunities that are close to employment, close to good schools and services and amenities that we think matter to most homebuyers. With Hamilton Thomas, the real estate is well located. It&#8217;s where people want to live. The fact that it&#8217;s a bit more oriented to second-time move-up is where their current positioning is, but I certainly would say that within their lot pipeline, we&#8217;ve got opportunities to provide housing solutions for folks at a variety of different price points and without sacrificing the desirable location aspect of where we&#8217;re going to put our New Home communities.&#8221;</blockquote>

New Home Co. said today it acquired Houston, Texas-based homebuilder Hamilton Thomas Homes. 
The deal marks the Irvine-based homebuilder’s entry into Texas with the addition of Hamilton Thomas’ roughly 2,000 lots spanning across 12 communities in Houston and Austin. 
Hamilton Thomas CEO John Bohnen and President Jennifer Keller will lead New Home’s resulting Texas division. 
“With Houston and Austin, we are entering the second and fourth largest homebuilding markets in the nation, both of which feature dynamic, robust, and growing job bases fueled by diversified industries including manufacturing, healthcare, technology, trade and energy,” New Home CEO Matt Zaist said in a statement.

New Home Co. Returns to Irvine with Luxury Residences of Olivewood at Portola Springs

Under a partnership announced on Tuesday, Zillow Group&#8217;s new construction-listings will be automatically syndicated to Redfin later this year. The move aims to connect homebuilders with buyers on both platforms.
Builders partnering with Zillow (Nasdaq: ZG) will begin to see their listings and communities syndicated to Redfin (Nasdaq: RDFN) in the fourth quarter, the companies said. It&#8217;s a timely move with new construction drawing the attention of more and more buyers. It&#8217;s also the second time the companies have partnered after last year&#8217;s deal when Zillow began syndicating its 3D home tours to Redfin.

June&#8217;s new-home sales were up nearly 24% year over year as the supply of existing homes shrank against a backdrop of rising interest rates. Owners are loath to sell the properties they&#8217;re financing with ultra-low rates that can be half of today&#8217;s 30-year fixed rates, which on Thursday averaged 6.81%, per Freddie Mac. That was up slightly from the week prior. Zillow&#8217;s latest market report shows there were 28% fewer new listings added to the market this June compared with last year. A Redfin analysis found that in the first half of 2023, one-third of single-family homes available for buyers to choose from were new construction, a record-high share.

&#8220;The strategic partnership will dramatically expand the reach of home builder listings on Zillow and allow Redfin customers to explore a broader range of new-construction homes for sale, creating a seamless home-buying experience,&#8221; a Zillow press release states.
&#8220;Zillow&#8217;s Community pages, in particular, help buyers understand the benefits of a new-construction home and give home builders a place to highlight all the amenities within a new-build community,&#8221; said Owen Gehrett, vice president and general manager of new construction at Zillow.
As part of the rollout, Redfin will launch new features to help buyers discover new-construction communities and connect with home builders on Zillow&#8217;s Community pages.
The pages highlight community amenities as well as list what homes are for sale within the community, categorized from nearly complete lots to move-in ready homes.

Upon the launch of the partnership, Redfin will source non-MLS new-construction listings exclusively from Zillow. New-construction listings available through an MLS will still be discoverable on Redfin.

Zillow, Redfin launching partnership on listings for new homes

Despite an overall slowdown in the real estate market, demand for new homes in the Sacramento region remains strong.
Much of that demand is playing out in some of the region’s most sought-after suburbs. More than 550 new homes were sold in the region in May, according to the North State Building Industry Association, led by robust sales in Roseville, Folsom and Elk Grove.

The New Home Co., an Irvine-based homebuilder, is seeking to take advantage of that demand by building more than 800 homes in the region in the coming months.

The company plans to open its 121-home Valley Oak neighborhood in Roseville in July. The neighborhood, near Blue Oaks Park, will have homes up to 4,410 square feet in size, with prices ranging from the high- $600,000s to the mid-$700,000s, New Home Co. said.
Another 44 large, single-family homes are available in El Dorado Hills on lots of up to 19,000 square feet. Prices for those homes, in a development called Ridgeview, will start around $1.5 million. And in Elk Grove, the New Home Co. is planning to open a new community of 122 single-family homes in August, with prices starting in the mid-$600,000s. The company also said it is in the early planning stages for a 525-home subdivision in Elk Grove near Big Horn Boulevard.

Kevin Carson, president of New Home Co. Northern California, said historically low inventory in the traditional home market has led many potential buyers to new home communities. The number of overall home sales and available inventory in the Sacramento region have plummeted this spring, as many homeowners decide to remain in homes financed by mortgages with rates far below what’s being offered now.

“If you’re holding onto a 3% mortgage, you’re less inclined to sell,” Carson said. “There really isn’t the inventory (of existing homes) for people that are moving up or having life changes. They always had the resale market, but that is very limited.” Carson said new home prices have also declined since last year and there is “more sanity in the pricing of new homes.” Nearly half the new homes sold in the Sacramento region in May went for between $450,000 and $600,000, according to the North State Building Industry Association, a range that is considered affordable throughout much of the area.
The promising May sales figure in the region was well above the month’s average total and close to the highest number of sales for a May in the past decade, the BIA reported. Those figures mirror the national trends.
The Census Bureau reported last week that construction began on more than 1.6 million new homes across the nation in May, a 22% increase over April and a 6% increase over May 2022.

California homebuilder New Home Co. has started developing suburban housing on Portland&#8217;s Westside.
The Portland metro remains an attractive expansion point for big-name homebuilders and investors looking to get in on the region&#8217;s attractive fundamentals: a constrained housing supply paired with easy access to outdoor amenities. Multinational real estate firm Hines entered the Portland area market in 2021, but plans to buy existing housing for now instead of building more, citing the high cost of development at present.
Irvine, California-based New Home tapped longtime industry professional Fred Gast to lead its first Pacific Northwest division. He&#8217;s not to be confused with his father, also Fred Gast, the architect who cofounded Seattle and Portland architecture firm SRG Partnership in 1972 with Jon Schleuning and Dave Richen. (&#8220;He still works every day,&#8221; the younger Gast said, but &#8220;he&#8217;s not affiliated with SRG anymore.&#8221;)
The younger Gast is credited with developing &#8220;four master-planned communities and thousands of homes&#8221; in his more than 20 years in the business, according to New Home. He was principal partner and division president for Oregon at Polygon Northwest, until William Lyon Homes acquired that company in 2014. He stayed on as the division boss for another three years.
New Home characterized its new division as an expansion into Oregon, but it&#8217;s starting with housing developments in Tigard (Axiom at River Terrace) and Beaverton (The Vineyard at Cooper Mountain). Townhomes will start in the low $400,000s, while single-family homes will start in the high $500,000s.
Gast said, &#8220;There is a shortage of housing, and it&#8217;s not just one type. We need to have various types of housing. There&#8217;s a market for all of them. And it&#8217;s up to us as the entrepreneurial and the builder side of that solution to work with (communities) in order to do what we do, which is to execute a bigger plan, and do our part for serving the housing needs for our region.&#8221;
Even though New Home announced its Oregon division in April, it actually started working in the state 10 or 11 months prior. And it has more work planned for the future.
&#8220;We have a significant supply of land in front of us that we&#8217;re taking through the entitlement process, mostly in Washington County,&#8221; Gast said.

California Homebuilder Expands Into Portland Metro

After a deliberate slowdown for reasons both internal and external, The New Home 
Company Inc. is scaling up projects again in the Sacramento region.

The company will open new homes across three different projects this summer, from El 
Dorado Hills to Roseville.

&#8220;Everybody saw the slowdown in late summer, early fall of last year,&#8221; said Kevin Carson, 
the company&#8217;s Northern California president, after interest rate hikes cooled buyer 
demand. &#8220;This year, it improved almost immediately.&#8221;
Ridgeview in El Dorado Hills, a 44-home project on lots of up to 19,000 square feet, will 
be New Home Company&#8217;s first this year locally, Carson said. That project has seven floor 
plans, up to 4,633 square feet and five bedrooms.

In about a month, the company will open Valley Oak in Roseville within the Campus 
Oaks infill development. Valley Oak will have 121 homes in two neighborhoods, as large 
as 4,410 square feet and with six bedrooms.

New Home Company&#8217;s final 2023 project release in the region will be the 122-home 
Long Meadow community in Elk Grove, with homes up to 2,776 square feet and four 
bedrooms.

Carson said Irvine-based New Home is also working to acquire more land in the region 
for 900 future homes, beginning next year. One of those appears to be 525 homes in Elk 
Grove&#8217;s Arbor Ranch development. Homes in that project will be up to 3,600 square 
feet, and first available in late 2024.

First the Covid-19 pandemic, which caused a surge of buyer interest, then the interest 
rate hikes caused whiplash among many homebuilders in the last three years. A rebound 
in buyer interest, partly driven by a lack of resale inventory, made them change plans 
again this year, Carson said.

For New Home Company, those factors came in addition to the company&#8217;s acquisition 
by Apollo Global Management Inc. (NYSE: APO) in fall 2021. Since its founding in 2010, 
New Home Company has gone from private builder, to public, and now back to private 
again, another reason for the company to reorient its strategy.

In its current push, Carson said, he expects to see more company activity in the 
Sacramento region and less in the Bay Area. As well, though the company has always 
offered custom options to create a home office, demand for that may have lessened since 
the pandemic, he added.

Another market shift is where Sacramento buyers come from, he said. After accounting 
for as much as 40% of the buying base in 2020 and &#8217;21, he said, Bay Area transplants are 
now about 10% to 15% of the Sacramento market.

&#8220;It gets down to what it&#8217;s always gone down to, location,&#8221; he said of the biggest drivers 
for buyers now. Properties in popular cities, with access to neighborhood amenities and 
nearby schools and shopping, will command a premium.

Between the three projects debuting this summer, he said, pricing will range from more 
than $1 million in El Dorado Hills to around $500,000 in Elk Grove.
