New Home Co. Expanding Colorado Presence with Acquisition of more than 1,000 Homesites in Greater Denver Market

The California-based builder will strategically grow regional position by adding 1,087 homes in six communities with an estimated future revenue of more than $750 million.

DENVER (December 19, 2024) – Continuing its expanding Colorado presence and growing homesite count in the greater Denver market, New Home Co. today announced multiple land acquisitions that will add six communities totaling 1,087 homes to the region in the coming months. The six communities—three in Aurora, one in Golden, one in Thornton, and another in Mead—represent estimated future homebuilding revenue of more than $750 million.

The California-based builder entered Colorado in 2021 when it acquired Epic Homes. The addition of the 1,087 homesites to its already expanded residential portfolio is part of New Home Co.’s strategic plan to grow its regional position by focusing on high-growth markets in and around Denver.

In Aurora, New Home Co. recently closed on the purchase of 91 homesites in the master-planned golf course community of Murphy Creek. Many of the detached homes will back to the golf course, which is owned by the city and open to public play. This community is located within a 30-minute drive to Denver International Airport (DIA), Downtown Denver, and the Denver Tech Center. It is also within 10 minutes of Southlands Mall and other convenient shopping.

New Home Co. is finalizing the acquisition of 227 homesites in the Harvest Crossing masterplan in Aurora. This neighborhood will feature 89 two-story townhomes and 138 two-story duplexes with pricing anticipated to be some of the most attainable within Harvest Crossing. The thoughtfully designed residences will maximize livability and will be set on a beautiful streetscape in a cohesive, socially connected environment. Located in Phase Two of the masterplan, homebuyers will have access to multiple large parks and playgrounds.

Continuing its commitment to Aurora, New Home Co. is finalizing the acquisition of 110 finished lots within the Windler masterplan. Construction will commence immediately on the collection of two-story duplexes and single-family alley-loaded homes, with sales expected to begin in the first quarter of 2025. The neighborhood will be attainably priced for this high-growth submarket, with prices anticipated to begin in the high $400,000s.

In Golden, development is underway on a collection of 91 detached residences within Golden Overlook, one of the only large-scale new-home communities built in the city in the last decade. Residents of Golden Overlook can reach Downtown Denver, the Denver Tech Center and Red Rocks Amphitheater in 30 minutes or less. The community has immediate access to the Green Mountain Trail network, which also connects to the entire C-470 and Foothills Trail networks. Hundreds of miles of paved and gravel trails for biking, hiking, running, and other adventures are in place. New Home Co. expects pricing at Golden Overlook to be below the market rate for resale properties.

In Thornton, New Home Co. has construction underway on a collection of 361 homes in the Talon Pointe community. Set on some of the largest homesites in Talon Pointe, future New Home Co. residents will enjoy a large central community park and convenient access to Downtown Denver, the Interlocken Business Park and DIA. Thornton is a rapidly growing part of the Denver Metro area. New Home Co. is addressing a need for new homes in Thornton which is currently a constrained market.

Finally in Mead, New Home Co. will introduce a community of 207 thoughtfully designed single-family detached residences. Current plans call for home construction to begin in late 2025, with a launch of sales expected in early 2026. Prices are anticipated to start in the high $500,000s. Mead is a highly desirable Northern Colorado submarket with access to Boulder, Fort Collins and Denver.

New Home Co. has several actively selling neighborhoods in the greater Denver area. These include Millstone in Columbine, Woodrose at Painted Prairie in Aurora, and The Villas Collection at Sterling Ranch in Littleton. In late October, it opened a neighborhood at Ridgeline Vista—The Cottages Collection—in Brighton.
