House hunting is the exciting part, but preparing financially is just as important. Getting your finances in order upfront can make the homebuying process much smoother. Start by determining how much you can comfortably afford in a monthly mortgage payment. This includes principal, interest, property taxes, homeowners insurance, and possibly HOA dues. A general rule of thumb: your full mortgage payment should be no more than 38% of your gross monthly income.
Paying down credit cards, student loans, or car payments can boost both your credit score and your buying power. Altogether, your mortgage and other debts should stay below 43% of your gross income. Most loans require a down payment, sometimes as low as 3%, which can come from savings, retirement accounts, or even gifts. Know how much you have and where it’s coming from before making an offer.
